To be honest, I am kind of hoping someone else buys it before I can, because it is more yard than I wanted, and a house rather than a condo, but it's really nice, and felt like it could be home, even with other people's stuff in it.
That sounds like home. You can simplify the yard, probably. And there's nothing wrong with seeing what you like right away. It's a good market. There's nice stuff out there. Go you!

And even though yesterday was the first day I went out with the agent, I've seen 8 or 10 places on my own, and we looked at another 8 or so yesterday, so it's not like I am being totally impulsive.
Except I am, and maybe someone else will buy it first so I can go back to looking, or the agent will talk me out of it.

It doesn't feel impulsive to me. You've been thinking about the purchase for a while, and you know what you need. From the photos, it's completely remodeled; it looks really gorgeous. The yard has automated sprinklers, so I think you would be able to manage the maintenance. It being a house not a condo is a big difference, so if that matters to you, I think that's the only big stumbling block. But the house will have more privacy, although more maintenance overall than a condo.

Presumably your realtor brought you to the best option he had on the market that fit your criteria. It's not so hard to believe.
Basically, it's a good realtor that will show you the absolute best place for you right off the top. Sometimes buyers aren't clear with their priorities, and then you get the winnowing process. But I think you know what you want, and the fact that the realtor found it for you is not a bad thing.
Even just with the land? We looked at this lot really early. At the time the board was hesitant, so we didn't offer on it and it went off the market. It came right back on, for ten grand more, so we made the seller a cool profit. But for us, it was well worth it to have the right lot. We have truly loved it here.
