I'm taking Trudy's advice and not thinking about it too much today. But it does seem like iif the numbers work out it could work.

Totally! Would your sister and dad rent from you? Would that be weird, or is your family OK with money things? (For some families that would be mad awkward)

That part's okay. Plan is they would both keep paying the rent they currently do, and that that can cover mortgage and taxes. I can cover insurance etc and cross my fingers the roof doesn't cave in.

It's snowing, finally!

And yesterday I spent all my spending money on birdseed, 75 pounds worth, which I immediately regretted but now am really glad I did! The wind blew over my birding station so I had to reset everything, but they are going to be glad I did. And I am going to be happy to sit in my rocking chair and drink tea and watch them. I'm such an old lady already, aren't I? Oh, well, at least I'll be prepared when the time comes.
